    This exciting new project is poised to capitalize on the re-emergence of the Okanagan as a prime destination for retiring and vacationing Canadians, along with its reputation as the Food and Wine Capital of Canada, analogous to California’s Napa Valley. Blackmun Bay Village is proposed on a site located at 2211 Campbell Road, on the west shore of the Okanagan Lake with the City of West Kelowna and adjacent to the south boundary of the Tsinstikeptum Indian Reserve 10.

  • The project is envisioned as a comprehensively designed lakefront community, incorporating the existing orchard as an attractive and productive amenity feature and capitalizing on the 1,000 front feet of pristine waterfront with the development of a spectacular new marina complex.

  • The orchard/winery complex occupies some 8.5 acres and is anchored by a 5,000 sq. ft. restaurant, specialty food and winery outlet, all buildings consistent with agri-tourism activities permitted under the Agricultural Lands Act. The attached outdoor patio overlooks the lake, marina and public beach, and along with the greenhouse conservatory, is a perfect setting for weddings and special occasions. The public beach area occupies approximately 700 feet of sandy shoreline, sprinkled with picnic tables and cabanas, along with a floating play structure to occupy beaching families. The southerly portion of the waterfront is accessed with a raised boardwalk and will be kept in a natural state as a bird and wildlife refuge area with strategically-placed viewing platforms.

    The housing complex occupying the lands west of Campbell Road will contain a variety of residential building types, including townhouses, garden apartments, three mid-rise condominium apartment buildings stepping up the slopes and a hotel. The entire housing complex is serviced by structured underground parking which will also include a large area for public parking associated with the marina and related facilities.

  • Blackmun Bay Village creates multiple community benefits for the future of West Kelowna by taking full advantage of the site’s landscape features to enhance scenic views and maintaining a close connection to the working landscapes characteristic of West Kelowna. The project builds on the agricultural heritage of the site and provides new opportunities for residents and visitors to experience the existing orchard area and the Okanagan Lake shorefront.

    The project is designed to blend with the natural setting of the site, respecting the topographic profile of the hillside and preserving the natural setting on the west edge of the site. The proposed complex does not impact the views of the single-family residences on the top of the bank overlooking the subject property and enhances the scenic views from the ridge with the seamless incorporation of green roofs on the mid-rise residential buildings.
